Frequently asked questions

What is the current mortgage rate in France?

In 2026-08, the average rate on new housing loans over 10 years stands at 3.21% (source: Banque de France). Effective rates vary with loan duration: the barometer above details averages per duration bracket.

How are monthly payments calculated?

For a fixed-rate amortising loan the payment is C × r / (1 − (1 + r)−n), where C is the capital, r the monthly rate and n the number of payments. Borrower insurance, usually charged on the initial capital, comes on top.

What is the French 35% rule (HCSF)?

France's financial stability council caps the debt-service ratio at 35% of net income, insurance included, for a maximum of 25 years in the general case.

How much are notary fees?

About 7-8% of the price for existing homes, 2-3% for new builds. The calculator above itemises transfer taxes, emoluments and contributions.
